Tuzla offers a coastal setting for year-round living, a holiday home or an apartment bought to let. On the Sea of Marmara in Türkiye, the district combines bays and headlands with established residential areas, university campuses and employment centres. Its appeal extends beyond summer: rail connections, shopping and hospital services support everyday life throughout the year.
The İçmeler coastline forms part of Tuzla’s frontage on the Sea of Marmara. Coastal plains give way to hills inland, while small islands lie offshore. This landscape brings together the district’s waterfront, lower coastal ground and inland hills.

Year-round living is Tuzla’s strongest fit. Marmaray serves Aydıntepe, İçmeler and Tuzla, connecting the district with the city’s Asian and European sides. These stations are on the Halkalı–Gebze railway, which links Tuzla with both sides of Istanbul. Local buses provide connections to the metro at Kartal and Pendik, with onward access to Kadıköy and Sabiha Gökçen Airport.
An airport bus also links Deniz Harp Okulu in Tuzla with Sabiha Gökçen Airport. Road access includes the D-100, with the Tersaneler junction serving the coastal university area. The TEM motorway passes beside İstanbul Deri Organize Sanayi Bölgesi, which has a connecting access road.
Daily needs also have a place alongside the coast. A waterfront shopping centre includes grocery shopping, clothing shops, household retailers and restaurants, while Tuzla Devlet Hastanesi provides hospital services. A supermarket forms part of the shopping facilities at the marina. Primary schools in Aydınlı and Şifa add to the district’s residential infrastructure. Tuzla Mehmet Akif Ersoy İlkokulu is in Aydınlı, while Tapduk Emre İlkokulu is in Şifa.
Tuzla attracts affluent and retired residents moving away from the central city. Waterfront walking areas at Tuzla Sahili, Sahil Parkı and Mercan Sahili make the coast part of an everyday routine. Kâmil Abduş Gölü, also known as Balık Gölü, has surrounding parkland beside the coastal walking corridor.
Tuzla suits buyers who want a coastal holiday home with activities beyond the beach. Warm, relatively dry summers support time outdoors, while waterfront cafés and restaurants at Viaport Marina offer sea views. The marina brings together a yacht harbour, shopping, an aquarium, a theme park and an aquapark. Its yacht harbour is on Tuzla’s waterfront, and the wider marina complex also includes hotel accommodation.
Summer residences already form part of Tuzla’s coastal housing. The walking corridor and parkland around Kâmil Abduş Gölü add quieter outdoor settings to the waterfront. Tuzla Sahili includes waterfront walking areas as well as Sahil Parkı and Mercan Sahili. Along this coast, bays and headlands are part of the district’s Sea of Marmara setting.
Late summer is the warmest part of the year, while midwinter is the coldest. Rainfall is lowest in midsummer and highest in early winter. Winters receive more rainfall, so the holiday-home appeal is strongest for buyers who expect to enjoy the warmer months.
Tuzla also gives an apartment bought to let a clear purpose: accommodation connected with study and employment. Apartments and shared housing near Sabancı University provide off-campus options for students, while Piri Reis University brings academic activity to the coastal university area.
Sabancı University’s Tuzla campus is in Orta Mahalle. It includes academic facilities, research, a technopark and student accommodation. Piri Reis University has a campus in the coastal university area, accessible from the D-100 through the Tersaneler junction.
Sedef Shipyard, the leather organised industrial zone and Şişecam’s headquarters in İçmeler give the district employment anchors alongside its universities. Sedef Shipyard operates in the shipyards zone and has a supporting production area in Orhanlı. İstanbul Deri Organize Sanayi Bölgesi is an established industrial employment area, while Şişecam’s headquarters are beside the D-100. These support a letting plan focused on everyday accommodation needs.
