All You Need to Know About Turkey’s Digital Ad Verification System
Ministry of Trade continues to implement new regulations to enhance transparency in Turkey’s property market. The Electronic Advertisement Verification System (EİDS), which was initially introduced for rental properties in early 2025, has been expanded to sales as of February 15, 2026. EİDS aims to eliminate fake listings, unregistered brokerage, and manipulative pricing strategies. Consequently, the Turkish real estate market moves significantly closer to achieving its goal of 100% transparency.
What Does EİDS Mean in the Turkish Real Estate Market?
The Electronic Advertisement Verification System in Turkey is a digital infrastructure that is introduced by the Ministry of Trade to prevent unregistered activities. Under the new system, the property owner needs to directly authorize licensed real estate agencies through the e-Government (e-Devlet) portal. This means that the Ministry can now monitor all of Turkey’s real estate listings.
Prior to EİDS, individuals without an authorization certificate from the Ministry of Trade were posting real estate listings on online platforms. This would lead to unregistered transactions and unauthorized activities. Furthermore, overpriced and fake listings were causing artificial price fluctuations across the market. The new system, on the other hand, makes it technically impossible for unregistered brokerage firms to publish listings and also eliminates the manipulative ads that drive up market prices.
How the Property Listing Verification Process (EİDS) Works
For electronic verification, the property owner must first log into the e-Government (e-Devlet) portal and navigate to the “EİDS Taşınmaz İlanı Yayınlama İzni İşlemleri” page. Since the system is integrated with the Land Registry and Cadastre, individuals can view all properties registered under their name on this page. Next, they select the specific property they wish to sell and grant authorization to the licensed brokerage company of their choice. Once the process is complete, the listing is published on the company's website featuring an official EİDS logo, which allows buyers to verify the legitimacy of real estate listings in Turkey.
Under this system, the authorization period granted to real estate agencies is set for a minimum of 3 months. The property owner can extend this period if desired. They can also cancel the given authorization at any time.
If the property owner does not have access to e-Government, the process is conducted through a notarized Power of Attorney. In this case, the necessary steps are completed by the appointed proxy.
Voluntary Practice Now Becomes a Legal Requirement
While listing verification is now a legal requirement, several verified real estate agencies in Turkey have already been implementing the same caution on their websites for years.
