A flat here puts the capital within reach. Bridges run to Abu Dhabi Island, the Umm Yifeenah Bridge opened a direct highway route to the mainland in February 2023, and neighbouring Al Maryah Island, home to Cleveland Clinic Abu Dhabi, is a short drive away.

Marina Square, built by Tamouh, was among the island's first large projects, alongside Sun and Sky, so its towers have years of resident life behind them rather than a sales brochure.

City of Lights and the Makers District add further towers to the skyline. City of Lights is a tight cluster of residential and commercial towers, which suits buyers who like having offices, cafés and services within a lift ride.

For health care close to home, the Burjeel Day Surgery Center sits in the podium of The Arc tower in Shams.

Al Reem Island Apartments and What to Compare Between Two Towers

Two flats with the same floor plan can be very different purchases on this island, and the difference is rarely visible in the listing.

Start with the building: who developed it, how old it is, and how its common areas, lifts and pool have been kept. Then the position: the side of the tower that faces the water or the park, and the walk to Reem Mall, Shams Boutik or the school gate. Finally the running costs: parking, and the service charges the building levies every year. Together these decide how pleasant the apartment is to live in and how easily it lets.

If the flat is meant for tenants, ask about the tower's current mix of owners and renters as well; it tells you how the building is looked after.
